Fair & Straightforward Pricing
Every job is different, so I use the pricing method that makes the most sense for the work involved. Before work begins, I will clearly explain whether the job will be billed as a standard service call, completed for a fixed price, or handled on a time-and-materials basis.
Standard Service Call
The first-hour charge includes normal local travel, arrival, evaluation, setup, and up to one hour of on-site service. After the first hour, time is billed in 15-minute increments. You may ask me to stop at the end of any 15-minute billing period.
My Hours Are Very Efficient Hours
I bring broad experience, professional tools, and the ability to work across multiple trades. I do not stretch jobs out to increase the bill. My goal is to diagnose the problem correctly, work efficiently, and accomplish as much as reasonably possible during each visit.
Make the Most of the Visit
If the original problem is completed before the reserved time is used, you are welcome to have a list of other repairs ready. Because I work across plumbing, electrical, carpentry, HVAC, installations, troubleshooting, and general repairs, I can often handle several different items during one service call.
Fixed-Price Estimates and Quotes
For larger or clearly defined jobs, I may provide a written fixed-price estimate or quote. The quoted amount is the maximum you will pay for the work specifically described in the written scope.
If I quote the agreed job at a fixed price, you will not pay more than that amount for the stated scope—even if the work takes longer or becomes more difficult than I anticipated.
I will not complete the job and surprise you with a higher bill. There is no bait-and-switch pricing, no unexplained increase at the end, and no extra work quietly added to your invoice.
If you request work beyond the written scope, change the agreed plan, or concealed conditions are uncovered that could not reasonably have been included in the original scope, I will stop and communicate with you before proceeding. I will explain what was discovered, discuss the available options, and obtain your approval before any additional work or expense is authorized.
Time-and-Materials Work
Some jobs cannot be priced accurately before troubleshooting, investigation, demolition, or disassembly begins. In those cases, the job may be billed using the standard service-call rate or another written time-and-materials arrangement. I will explain the arrangement before starting and keep you informed as the work progresses. If circumstances change, we will discuss them before moving forward.
Materials and Additional Costs
Unless specifically included in a written fixed price, the following may be charged separately:
- Materials and replacement parts
- Specialty equipment or rentals
- Approved purchasing or material-run time
- Travel outside the normal service area
- Permit, inspection, or disposal fees
- Additional labor when discussed and approved
Whenever reasonably possible, additional costs will be discussed before they are incurred.

I do not compete by being the cheapest option. I compete through broad trade knowledge, efficient troubleshooting, professional equipment, clear communication, and workmanship I am willing to stand behind.
In addition to my hands-on experience across the trades, I am a nationally certified home inspector. That training gives me a broader understanding of how a home’s systems interact and helps me look beyond the obvious symptom to identify the underlying problem.

You should never have to wonder what is happening, why the plan changed, or what something will cost. I will communicate throughout the job, explain important findings and decisions, answer your questions, and make sure you understand and approve any change before I proceed.

A written fixed-price quote will not be exceeded for the agreed scope, and you will not be surprised by an unexplained or unexpected final bill.
